Two planning permissions secured and granted from Guildford Borough Council for an outbuilding and single storey extension replacing the existing conservatory.
The site is located in the Green Belt and in the Surrey Hills National Landscape, but outside the conservation area and on the edge of but outside the settlement area.
Turning to the extension first, the case officer noted that with the loss of the conservatory, combined with a rear PD extension (not being completed) as well as accepting a condition removing future class A rights these constituted the very special circumstances to gain officer support. This secured a 44% increase in the size of the original dwelling.
As to the outbuilding, the case officer saw this as inappropriate development but conceded that there was a Certificate of Lawfulness for an even larger outbuilding in a different location on the plot. This combined with the applicant accepting the removal of future class E rights provided the very special circumstances allowing the officer to support this approval.
