Residential masterplan for 39 new homes on Green Belt site in Surrey

Planit Consulting provided town planning services in support of a residential-led scheme of 39 dwellings on a site in Surrey. The proposals include 50% affordable housing, new vehicular access, public open space, and a locally equipped area for play (LEAP).
The site lies within the Green Belt and Surrey Hills National Landscape; however, the scheme advances a strong case under the updated NPPF (2024), identifying the land as ‘Grey Belt’ and therefore suitable for development in principle. The proposal responds to a significant shortfall in the Council’s housing land supply and delivers policy-compliant affordable housing alongside wider community benefits.

The development has been designed to integrate with the surrounding pattern of development, while retaining and enhancing landscape features and ensuring a sustainable, accessible location.

The scheme demonstrates how emerging national policy can support sustainable residential development within the Green Belt, balancing housing delivery with landscape and design considerations.
