Outline and Hybrid Planning Applications:
Suitable for larger sites where full design services are not feasible until the principal issues are established.
Minor Amendment (Section 73) and Non-Material Amendment (Section 96A) Applications:
To amend existing planning permissions and adjust design elements.

For changes of use and alterations to existing buildings under Permitted Development Rights.

Our process
We work closely with our clients from the early stages to devise a robust planning strategy that allows the planning process to proceed smoothly. This includes advising on the necessary information, reports, and consultants required to support your application.
For most projects, we prepare a detailed Planning Statement that justifies the development in terms of location, policy, and proposed design. We also collaborate with the project architect to prepare the Design & Access Statement, when needed.
Once the application has been submitted, we keep our clients informed on the progress and will liaise with the appointed Council Planning Officer. Please note that some local authorities may limit officer access due to staff shortages, but we will work diligently to ensure the application moves forward.
Post-submission support
After submission, we provide ongoing guidance, advising on next steps based on the outcome. This may involve resubmission, Section 73 / 96A amendments, or preparing an appeal if the application is refused. Throughout the entire process, we ensure that both our clients and the project team are kept fully updated.
