Turning a refusal into an approval
A planning refusal does not have to be the end of your project. Under the UK planning system, applicants have a statutory right to appeal Local Authority decisions to the Planning Inspectorate (PINS).
At Planit Consulting, we specialise in identifying strong grounds of appeal and providing expert representation throughout the process. Our role is to demonstrate to an independent Inspector that your proposal accords with the National Planning Policy Framework (NPPF) and the relevant development plan — even where the local authority has reached a different conclusion.

Choosing the right appeal procedure
There are three main appeal procedures, selected by the Planning Inspectorate based on the complexity of the case. We will advise on the most effective and proportionate route for your development.
Written Representations
The most common and cost-effective procedure, based on written submissions and a site visit. Suitable for straightforward appeals.
Informal Hearings
A round-table discussion chaired by an Inspector, typically used where specific planning issues require focused debate.
Public Inquiries
The most formal procedure, involving legal representation and cross-examination of expert witnesses. Usually reserved for complex or high-value proposals.
