Single storey extensions
The clients came to us wishing to further extend their existing dwelling. However, because the house had already been extended beyond the limit normally allowed under planning policy we could not apply initially for planning permission. It was therefore decided that we would seek to secure a Certificate of Lawfulness for ‘Class A Permitted Development’ rights to extend the house. Once these rights had been secured a further planning application would be submitted to in effect, trade in the Permitted Development extension to allow for the additional space the homeowners were seeking.
The first application was for 2 side extensions, as shown below. Given that these could extend off the original sides of the house the floor space achieved under this Certificate is about 260 square metres. It is proposed that a planning application will be submitted for approximately half of this space just to the South side of the dwelling.
This project is a good example where we use ‘Permitted Development’ rights to argue that planning permission should be granted where a house has already been extended up to the limit allowed by Local Plan policy.
