This project involved the extension and enhancement of a semi-detached dwelling at Tilthams Place, located within the Green Belt and an Area of Great Landscape Value near Godalming. The proposal comprised a single-storey side and rear extension, a raised patio, and a modest two-storey rear infill extension positioned over an existing flat-roofed element. The design approach responded carefully to the host dwelling, utilising matching materials and roof forms to ensure a cohesive appearance, while the two-storey element was deliberately set down and contained to minimise visibility from the street scene. Overall, the scheme delivered a 34.7% increase in floorspace, enhancing internal living space while maintaining a subservient relationship to the original building.

The key planning consideration centred on Green Belt policy compliance, particularly whether the scale of development would be considered disproportionate. By demonstrating that the dwelling qualifies as an “original building” and that the proposed increase remained below the commonly applied 40% threshold, the scheme was justified as acceptable under national and local policy. Additional considerations included the impact on character and appearance, where the extensions were designed to be visually contained and sympathetic, and residential amenity, with careful positioning ensuring no harmful impacts on neighbouring properties. Notably, a potential impact on a neighbouring window was mitigated through both design and neighbour agreement.

The development also addressed practical and environmental considerations, including maintaining existing access and parking arrangements and incorporating design measures to support natural light and sustainable living. Overall, the proposal represents a well-balanced residential extension within a sensitive planning context, demonstrating how thoughtful design and a clear planning strategy can successfully deliver additional floorspace in the Green Belt without compromising policy objectives or local character.
