Prior approval for agricultural farm track

Planit Consulting secured a “prior approval not required” decision for the formation of a new agricultural access track at Pepperbox Lane, Bramley. The proposal involved a 325m long track designed to improve access to agricultural buildings and reduce conflict with residential traffic.

Located within the Green Belt and Area of Great Landscape Value, the scheme required careful justification under Class A, Part 6 of the GPDO. We successfully demonstrated that the track constituted a reasonably necessary engineering operation for agricultural purposes and that its rural design and materials would minimise visual impact.

The Local Planning Authority agreed that the proposal complied with permitted development criteria and that the siting and appearance did not require further approval. This project highlights our ability to deliver pragmatic rural access solutions within sensitive countryside designations.
