Description

Large rear extension to the kitchen diner with bedroom above and a new driveway and vehicle crossover

This project involved four separate applications to facilitate a side extension, a large rear extension to the kitchen diner with bedroom extension above, and a revised driveway and vehicle crossover to a large, detached dwelling within the Area of Great Landscape Value (AGLV) south of Godalming.

Planit Consulting prepared a Certificate of Lawfulness for the erection of a side extension subsequently followed by full Householder Planning Application for the erection of a single storey side infill extension to replace the approved Permitted Enlargement. A second full Householder Planning Application for the erection of a Part two storey with terrace, part single storey rear extension to the dwelling to replace existing single storey rear element was then submitted. Following this the interior of the house was remodelled by our design team a Planning Application for the implementation of a dropped curb and vehicle crossover was also submitted.

Particular care was taken not to affect the rural character and scale of the site and building or have negative impacts on neighboring amenity, trees and ecology. It was successfully argued that the proposals were in compliance with the Surrey Hills AONB management plan and thus is in compliance with RE3 of the Waverley Local Plan. The house alterations proposals were granted Planning Permission over a 1 year period between 2023 and 2024.
