Appointed in 2023, Planit Consulting unlocked the development potential of a challenging backland site in the heart of Chiddingfold. Surrounded by existing homes and constrained by access, level changes, mature trees and neighbour relationships, the site required a carefully considered planning and design approach.

Through a clear planning strategy and sensitive design response, we secured outline planning permission for three new detached homes, in Summer 2023.

Subsequent Reserved Matters approval was obtained for appearance, scale and landscaping, followed by a successful Section 73 application in 2025 to accommodate revised proposals for a new developer.

The approved scheme delivers three high-quality four-bedroom homes inspired by Surrey’s traditional architectural character. Drawing on local Victorian and Edwardian influences, the design combines classic proportions with carefully selected materials, including clay roof tiles, buff multi stock brickwork, render and painted timber detailing.

The layout has been shaped by the site's constraints, responding to changes in level, neighbouring properties and mature trees. Tiered landscaping and thoughtful positioning of buildings and fenestration help protect privacy, preserve tree root protection areas and create an attractive, well-integrated residential development.
