Four rural styled detached houses
On 29 January 2025, Guildford Borough Council approved plans by Black Onyx Projects Limited to build four detached homes behind Sheepleas House on Epsom Road in East Horsley. The development will include garages, gardens, and a new access road to the west of the main house. An existing garage/workshop will be demolished to make way for the road and ensure a safe distance from Sheepleas House. The proposal was reduced from five homes to four before approval.
Planning officers supported the scheme because it complied with all local policies and was considered suitable for the settlement area despite bordering the Green Belt. The council found the project would not harm the character of the area, road safety, or neighbouring properties. No trees will be removed, and the plans include a 20% increase in biodiversity alongside measures for sustainable drainage and energy use. The homes also meet national space standards and passed heritage, archaeology, and noise assessments.
