Creation of a large 4 bay detached garage building

The clients on this project wished to construct a 4 bay garage with habitable Annex above.  Our Initial advice was that the Council would be unlikely to grant permission for such a large structure. However, by using ‘Class E Permitted Development’ rights we were able to secure a Certificate of Lawfulness for a 4 Bay garage outbuilding.  Under Permitted Development Rights this could only have a maximum height of 4metres.

Once these rights had been secured a further planning application was submitted to secure planning permission for an additional 2 metres in height to allow for habitable space in the roof void. Planning permission was granted and with the inclusion of two dormer windows the client has been able to accommodate 2 bedrooms and bathroom in the loft space.

It is unlikely that a planning permission would have been granted for this size of building if the principle of the large garage was not established under permitted development rights in the first instance.
